BOOKING AND PAYMENT POLICY
To guarantee your reservation, a 30% advance of the total rental cost is required within 5 working days of availability confirmation. This prepayment is due at the time of booking by bank transfer only, in order to guarantee the booking. Please note that bookings will not be considered confirmed without the bank payment receipt. As soon as the payment of the advance is duly processed, Villa Eleven will issue a confirmation invoice to the Renter. At this stage the “requested period” can be considered secured. The balance will have to be paid via bank transfer or cash than your departure date.
The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping accomodations indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited whereas the number of guests exceeds the stated requirement.
CHECK IN/CHECK OUT
Clients are expected to arrive at the property between 14:00 pm and 21:00pm on the first day of the rental period. If a different arrival time is anticipated, notification must be received in writing at firstname.lastname@example.org well in advance, or the owner/caretaker may not be available to allow entry. If an unforeseen delay should occur and the arrival would be after 23:00, every effort should be made to contact the owner/caretaker at the telephone number provided in the Accommodation Voucher.
Upon arrival, clients should inspect the property with the owner/caretaker and ensure that they fully understand the use of any appliances, equipment and utilities.
Clients are expected to vacate the property latest at 12:00 noon on the final day of the rental period. The owner/caretaker will arrive at the villa before then for an inspection of the property and presentation of the Final Bill. Should departure be prior to 12:00 noon, clients are requested to notify the owner/caretaker at the beginning of the rental period in order to arrange an alternative time for the property inspection.
The cost of electricity, water, cleaning, garden supplies and local taxes are included in rental rates. There are generally no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted unless otherwise stated in the property description, the Guest booking confirmation or reservation voucher.
Confirmation details, the Property address, contact details of the Owner or Owner’s Representative, transfer arrangements and directions to the Property will be sent to the Guest in a reservation voucher when 30% down payment is received. This voucher, along with the Guest’s passport, need to be presented upon arrival.
Any cancellation must be made in writing (email to email@example.com). The effective date of cancellation is when the written notification is received by Villa Eleven.
The advanced payment is deducted and it is strongly recommended that the Guest and all members of the Guest’s party purchase trip cancellation insurance.
DAMAGE OR LOSSES
Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund.
The Property and its facilities are available for the Guest’s full enjoyment during the Rental Period. However the Owner, Owner’s Representative, or other staff and contractors may need to access to the Property from time to time (e.g. for maintenance purposes to the house, garden, utilities and services, or for the purposes of providing additional services requested by the Guest, etc.). The Guest is required to give them reasonable access to the Property for these purposes.
No refunds will be given for cancellations or interruption due to inclement weather or illness. We strongly advise all tenants to consider insurance needs in relation to travel, accident, medical and personal coverage. Villa Eleven cannot accept liability for any accident, injury, loss or damage sustained by tenants. Once you have checked into the property, no refund will be made for early checkouts. If you do not cancel the reservation and do not arrive for your rental period, all monies paid will be forfeited.
The Renter is obliged to advise Villa Eleven at the time of booking if he/she is bringing any pets, and must communicate number and size(s). Pets are admitted only upon approval on booking, and only at certain places. Please let us know that you are looking for a “Pet Friendly” villa when making your reservation. It is compulsory for the Renter to supervise pet(s) within the communal areas of the accommodation. “un-authorized” pets give Villa Eleven the right to terminate guest’s occupancy of the dwelling and reservation. The guests will also forfeit all rent and may be charged a cleaning fee.
Clients are responsible for ensuring that they hold all the proper documentation for their visit to Greece including visas (where applicable) passports, driving licenses, EU health cards, etc.
Villa Eleven recommends that you subscribe an adequate travel insurance, including cover for medical treatment, accidents and repatriation, and holiday cancellation and curtailment. It is your responsibility to arrange, or ensure your party has an appropriate and comprehensive travel insurance, including cover for illness, personal injury and travel delay/cancellation. We assume that such a policy is in force before your arrival to Villa Eleven.
Villa Eleven conforms to all the European and National safety rules and regulations and thus we are officially approved by EOT (Greek Tourism Organisation)
CONDUCT AND DUE CARE
The property is located in a generally quiet and sparsely populated neighbourhood. Therefore the Guest is required to respect the quiet, and ensure that all guests and visitors to the Property behave appropriately. Illegal or immoral activities including but not limited to gambling, prostitution, possession or use of prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited. Smoking is generally prohibited unless stated otherwise in the booking confirmation or reservation voucher.
The Guest is responsible for the behaviour of the guests staying at the Property, as well as visitors to the Property during the Rental Period. Should any guest(s) or visitor(s) not behave in a suitable manner, the Owner or Owner’s Representative may, at their absolute discretion, require the Guest, their party and/or visitor(s) to leave the premises and/or vacate the Property immediately, without compensation or refund. In the interests of safety, due care should be taken at the Property at all times, especially with children. Suitable supervision should be given when using all Property’s facilities.
VALUABLES AND SECURITY
Any Guest valuables or property left or used at the Property are at the Guest’s own risk. Villa Eleven does not accept any responsibility for loss of or damage to Guest property. The Guest is responsible for the Property during the Rental Period, and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.
LOST AND FOUND
Items left at the property will be returned only upon request and at the guest’s expense. Villa Eleven will only hold items for thirty (30) days before they are discarded.
EMAIL ADDRESS AND TELEPHONE
It is compulsory that we are given a valid email address. We should be informed immediately in case of any change in your email address. We correspond only by email. Once your booking has been made and we have received your deposit, all further correspondence is by email. We will also email you all of the information that you will require to get to the villa. We also require a mobile phone number, in order to be able to contact you during your stay.
You will be given one set of security keys. This includes an electronic remote control for garages or entrance gates. These keys must be well guarded and returned to our villa representative upon your departure. Any security key costs 40,00 Euros to replace, and 20,00 Euros for the electronic remote control.
SAFETY DEPOSIT BOX
At Villa Eleven we have installed for your convenience safety deposit boxes? where you can store your valuables. It is strongly recommended that it/they would be used to store valuable items such as passports, cash, traveller’s checks, mobile phones, cameras, and jewellery. Any valuables left at the property are the guests’ sole responsibility and neither Villa Eleven owners nor the staff can be held responsible for any loss or damage of personal property. If you do not remember the access code, please inform the villa representative immediately. The charges for opening the safety deposit box, replacing the lost key, and for changing the lock are 75,00 Euros, to be deducted from the security deposit.
Our property is non-smoking. Smoking is only allowed outdoors. Please do not throw cigarette filters or cigarette/cigar stubs in the garden or plant pots. If our gardener is required to collect cigarette stubs from any outdoors areas, a charge of 25,00 Euros per collecting hour will be deducted from the security deposit.
Your rental includes daily refresh housekeeping services with full linen change every 3 days. For bookings of 5 days or less, one bedding change at the start of your holiday is performed. Additional daily bedding changes can be arranged at a cost of 20,00 Euros per single bed, and 25,00 Euros per double bed.
Housekeeping Services of two hours per day is mandatory. This is required for general household cleaning. Our staff working hours are from 9am to 6pm from Monday to Saturday. For additional/after-hours service please contact us.
Additional cleaning can be arranged at 16,00 Euros per hour. Our staff can help you with all tasks such as: washing and ironing clothes, making bedrooms, washing dishes and helping you to prepare food, and serving your guests. All cleaning charges must be agreed and paid for in advance of your rental. Daily laundry services can also be arranged for 16,00 Euros per hour.
Our staff is amenable to most requests for help, but please note if help with your laundry is requested, we cannot be held responsible for any shrinkage or damage to clothing.
UTILITY USAGE AND ENVIRONMENT
Villa Eleven takes special care to minimise the impact we place onto the environment. We feel it is both ours, and our guests’ responsibility to care for the environment. We therefore ask you to think carefully and be thoughtful about the usage of both water and electricity. The electricity consumption is included in the cost of your holiday rental. Some clients unfortunately leave all lights, fans and the air conditioning running 24 hours per day. If you do this then the cost of a week’s electricity is likely to be 3 to 4 times the level of normal household usage. Air conditioning should never be switched on in rooms with either doors or windows open, (which does not serve the purpose of putting on the air conditioning, and can also lead to breakage of the air conditioning system as it will be over-working trying to cool a room to a desired temperature that it will never be able to reach). Fans should also be switched off when the room is not being used, as should lights and other electrical items.

Weather conditions can be unpredictable, and can change quickly and significantly. Villa Eleven cannot be made liable for unpleasant or unsuitable weather conditions and no refunds are made for such conditions.
Verbal changes of contract are not valid unless agreed and confirmed in writing by Villa Eleven
